What an AC deep clean includes

If your AC smells, leaks or cools less than it used to, the inside of the FCU (Fan Coil Unit) needs cleaning. Our technicians strip down the unit and clean it part by part:

Site protection

We cover your furniture, flooring and the area around the AC unit before anything is opened.

Filter cleaning

Filters are removed and washed, so airflow is restored and the system is not working against a blockage.

FCU strip down

The blowers, housing, motors and drain pan come off, so every internal component can be reached.

Drain pan and drain line deep cleaning

Sludge, mould and blockages are flushed then sanitised to prevent bacterial growth and water leaks.

Blower and motor housing cleaning

Degreased, disinfected and sanitised, so the air pushed into the room is not picking up dust and bacteria on its way out.

Evaporator coil cleaning

The coil is treated with a foaming cleaner to remove dirt, biofilm and scale, then jet washed so it can transfer heat properly again. Coil cleaning can be booked on its own and is our most-requested AC service.

Completion report

You will get a completion report with before and after photographs of every part we cleaned.

Smells, mould and dust

A musty smell at startup is the most common reason people call us. It comes from the drain pan and the evaporator coil, where Dubai’s humidity keeps the surfaces damp and dust settles on top. That is where mould grows, and the air reaching your room passes straight through it. Cleaning those parts removes the source instead of masking it.

Deep clean or general service?

General service

A general service is the routine visit. It cleans the filters, inspects the evaporator coil, flushes the drain line and checks the unit is running as it should.

Deep clean

A deep clean opens the unit up, so the coil, the blower wheel and the drain pan are cleaned too.

A deep clean is what many people call a major service, and a general service is the one people call a minor service.

If it is simply due, or it has been three or four months, a general AC service is the one you should book. If the air has changed in how it smells or feels, book the deep clean.

Allow three to five hours per unit, and longer on the larger ones.

We recommend an AC coil cleaning Dubai visit once a year for most homes. Dust and debris collect on every damp surface, and summer humidity keeps the coil and drain pan wet, which is what turns that into mould.

Yes, it is the first course of action. The smell comes from mould and damp dust sitting on the coil and in the drain pan, which is exactly where a deep clean reaches.

Yes. A service checks the unit is running correctly and cleans the filters. A deep clean strips the unit down and cleans the coil, blower wheel, drain pan and drain line.

Washing the filters between visits helps with airflow and is worth doing. It will not reach the coil, the blower wheel or the drain pan, which is where the smell and most of the blockage sit.

Count the thermostats. One thermostat means one AC unit, so that number is how many units we will clean.

Yes. Dust on the coil slows heat transfer and a blocked filter restricts airflow, so the unit runs longer to reach the temperature you set. Cleaning both takes that extra running time away.
